Runjian House: Custom Modular Building Solutions
Runjian House engineers and manufactures project-based modular buildings, including container houses, expandable houses, folding houses, light steel structures, and prefabricated cabins. Customization covers structural layouts, building envelopes, interior fit-outs, building services, exterior finishes, and transport logistics.
Customization parameters are bound by the selected building system, site location, structural dimensions, local regulatory standards, and transport constraints. Clients can submit architectural drawings, dimension sheets, technical specifications, or a basic project brief for a formal engineering review and quotation.

Project Customization Workflow
Modular customization follows strict manufacturing tolerances rather than open-ended architectural drafting. Structural spans, panel connections, electrical chases, plumbing drops, and shipping envelope limits directly affect production feasibility.
For commercial and multi-unit orders, our technical workflow follows these milestones:
Project Brief -> Layout Review -> Technical Confirmation -> Configuration -> Production Drawings -> Quotation -> Sample / Prototype -> Production
Clients may provide existing CAD drawings or engineering specifications. If drawings are unavailable, providing the target building footprint, room functions, quantity, and site destination is sufficient to initiate technical discussions.
Configuration by Application
Floor Plan & Functional Zoning
Layouts are engineered according to operational use, ranging from worker dormitories and site offices to resort cabins, commercial pods, and multi-room residential complexes. Room sizes are coordinated with standard transport module limits to optimize freight costs.
MEP (Mechanical, Electrical, Plumbing) Integration
Electrical circuits, plumbing routes, and HVAC penetrations are pre-coordinated in the production drawings before fabrication. Pre-wiring and pre-piping are integrated into the panel and frame modules to streamline on-site assembly.
Thermal & Acoustic Performance
Wall and roof panel configurations are selected based on regional climate zones. Panel thicknesses are specified to meet target thermal insulation levels and structural dead-load limits. Clients requiring specific fire-resistance ratings must provide local code references for material selection.
Component Package Coordination
Exterior and interior elements are engineered as a complete modular assembly to ensure structural and dimensional fit:
Exterior Package: Wall panels, roofing sheets, external doors, windows, flashing trims, and optional steel decks.
Interior Package: Internal partitions, flooring, ceiling boards, pre-assembled bathroom units, and flat-pack furniture.
Application-Specific Considerations
Worker Accommodation
Optimized for high sleeping capacity, heavy-duty sanitary fixtures, adequate ventilation, and fast, repetitive on-site assembly.
01
Construction Site Offices
Configured with internal partition walls, designated communication cable routing, durable commercial flooring, and split-system AC provisions.
02
Resort & Glamping Units
Engineered for aesthetic integration featuring expanded glass facades, heavy-duty waterproofing, integrated decking, and decorative interior paneling.
03
Emergency Housing
Designed for rapid deployment, optimized flat-pack transport volume, basic utility connections, and minimal on-site heavy machinery requirements.
04
Commercial Structures
Tailored for open-plan spans, high-load electrical distribution boards, customer access entries, and custom exterior branding panels.
05
OEM and ODM Capabilities
Runjian House supports both contract manufacturing and collaborative development for international developers, contractors, and distributors:
OEM Production
Fabrication executed strictly according to buyer-provided technical drawings, specified material grades, proprietary color codes, and custom packaging requirements.
ODM Development
Collaborative engineering starting from initial functional requirements to deliver complete floor plans, structural configurations, and material specifications.
Batch Consistency
Approved master configurations are locked in our production database to ensure dimensional and material consistency across multi-phase project rollouts.
